Privacy Policy

Last updated: September 23, 2026

This Privacy Policy explains how Frank App LLC (“F.R.A.N.K.™,” “we,” “us,” or “our”) collects, uses, shares, and otherwise processes information when you use frankapp.com, including its subdomains, our mobile application, and our other products and services that link to this policy (together, the “Services”). By using the Services, you agree to this Privacy Policy.

About F.R.A.N.K.™

F.R.A.N.K.™ is a real estate data and software platform. We give subscribers tools to search, organize, and evaluate U.S. property information that we compile from public records and from licensed data providers. We decide how personal information about our subscribers and site visitors is used, and we are responsible for that information.

We do not collect contact details from property owners themselves. Phone numbers, email addresses, and similar owner-contact details shown in search features come from public records and licensed providers. That information is about third parties. It is separate from the account information you give us, which we do not sell.

F.R.A.N.K.™ is not a lender. If you ask us to introduce you to financing, an independent lending firm — not F.R.A.N.K.™ — decides whether to extend credit and handles the information it receives under its own privacy policy.

1. Information we collect and why

We collect information you give us, information collected automatically from your device, and information from service providers that help us run the Services. Where a privacy law requires a legal basis, we rely on performing our contract with you, our legitimate interests in securing and improving the Services, your consent (for example, precise location, and non-essential cookies where consent is required), and compliance with law.

Information you give us

Location information

With your permission, F.R.A.N.K.™ may collect precise location information from your device, such as when you use our geotagging feature to identify or search for a property. We use this information to power location-based search and property features. You can control location access through your device settings at any time. We may also derive an approximate location from your IP address for security and to understand how the Services are used.

Credit and financial information

If you request a financing introduction, F.R.A.N.K.™ may collect and store information you choose to submit, including Social Security number, date of birth, credit report information, and income, asset, or credit-history documents. We use this information solely to facilitate your request and to support that feature of the platform. This information is handled in accordance with applicable law, including the Fair Credit Reporting Act, and is shared only as described below under “Financing requests and partnered lenders.” We do not use property-search data or owner-contact data as a consumer report.

Information we collect automatically

When you visit or use the Services, we and our providers may collect device and usage data through cookies and similar technologies. That data can include IP address, browser and device type, operating system, language, referring URLs, pages viewed, search activity inside the Services, and the dates and times of your visits. We use it to:

Information from other sources

Payment providers may send us the transaction details described above. If you interact with us on a social network, that network may share information with us according to your settings on that network. Property and owner-contact records displayed in the Services come from public records and licensed data providers, not from you.

Other uses

We may also use personal information to:

We may use personal information for a purpose you consent to that is not listed here. You may withdraw consent at any time, without affecting processing that occurred before the withdrawal.

2. Cookies

Cookies are small files stored on your device. Session cookies expire when you close your browser. Persistent cookies remain until they expire or you delete them. We set first-party cookies. Third parties that provide analytics or similar tools may set their own cookies.

You can refuse or delete cookies in your browser settings. If you block necessary cookies, parts of the Services will not work. Where a law requires consent before non-essential cookies, we will ask for it. A browser-level opt-out signal such as the Global Privacy Control is treated as a request to opt out of any sale or sharing of personal information. We do not sell personal information.

More detail is on our cookie settings page.

3. How we share information

We share personal information in these cases:

The Services may link to third-party sites. Their privacy practices govern those sites. We are not responsible for them.

4. Property data and owner contact information

The platform displays information about properties and property ownership, such as ownership records, sale history, and valuation estimates, sourced from public records and licensed third-party data providers. This is data about real estate, compiled from sources that are already public or commercially licensed. It is separate from the personal account information you provide to us, which we do not sell.

As part of certain search features, F.R.A.N.K.™ may display contact information belonging to property owners or other third parties, such as phone numbers or email addresses, sourced from public records and licensed third-party data providers. This information is provided to help subscribers research and pursue real estate opportunities, and is separate from your own personal account information.

Because these records are compiled from public and licensed sources, we often cannot change the underlying public record. Where the law requires us to suppress display of a person’s information — including requests by covered public servants under laws such as Daniel’s Law and similar state statutes — email [email protected] with the law you are invoking, why you are a covered person, and the information you want suppressed. You represent that the request is truthful.

5. International users

We are based in the United States. Information you submit is processed in the United States, where privacy laws may be different from the laws where you live. If we transfer personal information from the European Economic Area or the United Kingdom to a country that has not been found to provide adequate protection, we use an appropriate safeguard, such as standard contractual clauses, or we transfer only when a legal exception applies.

6. Security

We use technical and organizational measures appropriate to the information we hold, including encryption in transit where practicable, access controls, and confidentiality obligations for people who need access to do their jobs. No website, app, or transmission is completely secure. We cannot guarantee that information you send us will not be intercepted or altered.

7. Retention

We keep personal information for as long as we need it for the purposes in this policy, including to provide the Services, comply with law, resolve disputes, and enforce our agreements. When we no longer need it, we delete it or de-identify it. How long we keep a record depends on the type of information, how long your account is open, whether you might return, and legal retention periods, including tax, accounting, and Fair Credit Reporting Act obligations for financing files.

8. De-identified data

We may de-identify or aggregate information so it cannot reasonably be linked back to you, and use that data to understand and improve the Services. We will keep de-identified information in that form and will not try to re-identify it except as the law allows. We may share de-identified data with third parties who agree to keep it de-identified.

9. Your choices and privacy rights

Depending on where you live, you may have the right to know what personal information we collect and how we use and share it; to delete it; to correct it; to obtain a portable copy; to opt out of sale or sharing; to limit the use of sensitive personal information; to restrict or object to certain processing; and to appeal a denial. We will not discriminate against you for exercising these rights.

Subscribers can update profile information in the account, use unsubscribe links to stop marketing email, and request an export or deletion of account information by emailing [email protected]. We may need to verify your identity before we act, and we may deny a request where the law allows us to — for example, where we must keep a record, or where the information is a public property record we do not control. If we cannot complete a request, we will tell you.

You may use an authorized agent where the law allows it. We may require proof that the agent is authorized and may still confirm the request with you.

We do not sell your personal information. We do not sell or share the personal information of anyone we know to be under 16. Sensitive personal information we collect — precise location when you allow it, account credentials, and financial or government identifiers you submit for a financing request — is used only to provide the feature you asked for, to secure the Services, and to meet legal duties. You may ask us to limit that use by emailing [email protected].

If we deny your request, you may appeal by emailing [email protected] with the subject line “Privacy appeal.” If you are in the EEA or the United Kingdom, you may also lodge a complaint with your supervisory authority.

10. Children

The Services are not directed to anyone under 18. We do not knowingly collect personal information from children under 16. If you believe a child has given us personal information, contact us and we will delete it.

11. Changes

We may update this Privacy Policy. The “Last updated” date will change when we do. If we make a material change, we will post the updated policy and, where the law requires it, give you additional notice. Continued use of the Services after the update means you accept the revised policy.
